Below is a list of issues that we would like the HOA Board to address. However, when we ask for the information to address some of these issues, we do not get any answers.
1. Why did the April 4, 2026, annual meeting agenda not include any reference to making a decision about consolidated trash? Trash was not listed on the agenda. Furthermore, a different agenda was distributed at the meeting than the one that was mailed out and it did not reference trash collection either. How can you vote on something that is not on the agenda?
2. Why did you not inform the members that the Board would be deciding everything on April 4, 2026, if a membership quorum was not reached that day? The Bylaws call for any future meetings that result from not having a membership quorum to be planned and announced in writing.
3. Why did the Board not tell anyone it was planning to sign a contract with Frontier Waste without showing anyone the proposed contract or any of the other contractor bids?
4. Why did the Board let everyone believe the subject of consolidated trash at the April 4, 2026, meeting was going to be tabled for further discussion at a later meeting, and then go ahead and sign a contract?
5. Why at the August 11, 2026, 3rd Quarter Board meeting did the board try not to read the minutes from the April 4, 2026, annual meeting (see video). It appeared that those minutes still had not been written and we still have not been able to acquire those as of November 2026.
6. Why are current meeting minutes and the current budget not posted on the HOA official website? The website has not been updated in a very long time.
7. Why did one of the Board members who happens to be an attorney with a local law firm make postings on Facebook that referenced the Board's authority to enact fines, liens, and possibly foreclosure of property when a member asked what would happen if someone did not switch to Frontier? Board members cannot act as an attorney, but this Board member actually stated "As an attorney" in their Facebook reply.
8. Why did the Board use a current Board Member's law firm to review certain documents even though that Board member works for the law firm? That is a conflict of interest, and the Board has a written conflict of interest policy.
9. The Board decided to install lighting at the mailboxes. The cost of the lighting equipment was listed at $3840 in documents passed out at the April 4, 2026, annual meeting. The installation cost was listed at $800. Who installed the lights and who was paid $800? Were there any contractor bids for this work? Could some members have gotten together and done this for free?
10. The budget for the 2026 Annual Meeting cost was listed at $1500.00. The meeting took place at a Board Member's house. What would cost $1500? In the past an annual meeting was held at the Masonic Lodge or the Methodist Church. We made a donation of $100 for the use of the building for two hours. We bought a few cookies and had the meeting sometime after lunch. Now it seems that meetings must include a food truck and a backyard party. This seems to be a waste of dues money.
11. The HOA rules state that the Treasurer cannot sign checks. Has the treasurer been signing checks? Who is on file with the bank to sign checks? Has the Board ever obtained a comprehensive outside audit by a CPA? If not, why not?
12. Did the original person that took care of landscaping and mowing the common areas quit because he was not being paid? How much more is the HOA paying now as a result?
13. How much money has the Board spent in 2026 for legal fees? The budget is $800.
